Meet Our Founders
Our founders have over 60 years of combined experience in the self-storage industry.
AJ Osborne is an American entrepreneur, businessman, and investor who owns and manages his self-storage portfolio of over $212 million of assets through his companies Cedar Creek Wealth, Bitterroot Holdings, and Clearwater Benefits.
Owner/CEO of Keylock Storage and the Co-Founder/President of Cedar Creek Wealth, Ron has been an influential leader in the storage industry for over 19 years. He served on the Storelocal Cooperative Board of Directors during the early years of guiding them to financial success and he currently serves as Chair of the Idaho Self Storage Association.
Sam Whitaker currently holds the positions of President and Chief Financial Officer of Bitterroot Holdings, and CFO of Cedar Creek Wealth. His role at Cedar Creek Wealth and Bitterroot Holdings as the CFO is one where Sam ensures the financing of property developments, acquisitions and refinancing of existing ventures.

VP of Acquisitions
Brian has supported over $48M+ in self-storage acquisitions, developments, and conversions at Cedar Creek Wealth. Brian heads the Acquisitions department that is responsible for sourcing, underwriting, negotiating, due diligence and successful closing. Prior to joining Cedar Creek Wealth, he spent 5 years in the lumber industry as an account manager. He holds a B.B.A of Economics from Grand Valley State University and lives in Boise, Idaho with his wife and dog.
Director of Investor Relations
Caley Acevez is the Director of Investor Relations at Cedar Creek Wealth where she oversees the company’s capital raises, investor communications, risk mitigation, contract administration/execution among many other responsibilities. She brings to the team 18 years of diverse experience in the self-storage industry working her way up from Administrative Assistant to Lead Property Manager where she managed a portfolio consisting of 5 self-storage facilities, 37 office/flex/retail spaces, and 3 Business Owner Associations. She provides our company, business partners and investors a knowledgeable and valuable perspective on commercial and self-storage property management and operations.
Director of Project Management
Conner is a freedom loving American and 3rd generation Idahoan. He is a father to three awesome kiddos and husband to an amazing wife. He has a background of entrepreneurship, business development, and real estate management and development.
VP of Operations
Jennifer has worked in the storage industry for fifteen years, starting as a part-time manager and then later a full-time manager of a self-storage facility for 11 years. She joined Bitterroot holdings in 2016 when they purchased the facility she was working at and promoted her to property management and HR over multiple facilities. She now successfully assists with property management and daily operations of 17 facilities located in the Pacific Northwest and Central United States. She is excited to be a part of a company that is ever-growing and expanding in new areas.

Sarah Ratliff has worked with Bitterroot Holdings since 2013 starting as a part-time relief manager. As the company expanded, she grew through many positions including training, internal auditing, and property management. She now oversees the Administration Department, specializing in Accounts Receivable, Quality Assurance, and the behind-the-scenes work of transitioning new facilities into the company. She is excited for the opportunity to help the company grow and expand across the country.
Reuben has always been an entrepreneurial-minded attorney and has always wanted to focus on bridging the gap between practical business answers and legal compliance. His experience, education, and personality has provided him the opportunities to develop into a business adviser who is equipped to navigate complex legal hurdles as well as make tough strategic business decisions. He really enjoys working with small to mid-market companies during their transitional phases. He has worked successfully with both public and private companies, investors, and financial advisors to organize, structure, and execute on mergers or cash-out transactions. He has represented startups and emerging companies in virtually every industry, including technology, aerospace, manufacturing, services, and retail. He has managed successfully a number of startup financings, beginning with formation and initial capitalization, continuing with capital raising and commercialization through debt or public offerings.
